3. What is the difference between an appraisal and an opinion of value?

An appraisal is a written statement of value, numerically expressed, given after much research is done, photographs taken and a work file completed.  An opinion of value is the appraiser’s guess of the value of a piece without doing any research.  It is usually verbal, for information only and not a legal document.
